The new offices Sofia in 2008 will not meet demand |
About 55 thousand sq m of new office area will enter the market this year, but they will not be sufficient to meet demand forecasts indicate one of the agency for commercial properties "Fortan, noted in the annual report of the international consultancy company Kushman & Ueykfild" (Cushman & Wakefield). The demand is expected to be met only in 2009, which should lead to stabilization of prices for rent, experts say.

The report of "Kushman & Ueykfild" monitor the market of offices in 58 countries. The data show that Bulgaria is one of the last places in prices of office areas - 52 - ro. In our square meters per year worth an average of 228 euros. Last year the country was on 45 - O spot. By European countries in the report in cheap offices have only in Lithuania, Latvia and Estonia. Below 300 per sq m per year have offices in Croatia and Serbia. Between 300 and 400 - Slovakia, Czech Republic, Hungary, Romania, Turkey and Austria. The most expensive offices are in London - 2277 per sq m per year. On the following items are Hong Kong and Tokyo by around 1500 - 1700 Euros.
Growth rent office areas for 2007 worldwide is 14 percent. For comparison - the same indicator for 2006 is 10% and for 2005 -- 6%. Europe counted the lowest growth - only 11% compared with North and South America - 18%, Africa and the Middle East - 19%, and Asia - 25%. Central and Eastern Europe in turn recorded 19% increase thanks to the appreciation of rent in the sector in Slovakia, Russia and Turkey. In Western Europe increase is only 7% and is due primarily to growth in Norway and the UK. |
